Arady Misr to Launch Egypt's First Fractional Land Investment Platform

Egyptian digital land marketplace Arady Misr is preparing to launch Arady Shares, a fractional land investment platform that will allow individuals to invest in land from as little as one square metre.

Described by the company as the first platform of its kind in Egypt, Arady Shares aims to make land investment more accessible by lowering the capital required to enter the market.

According to Arady Misr, the platform is being developed in partnership with one of Egypt's leading asset management firms and will operate through a Real Estate Investment Fund, subject to approval by the Financial Regulatory Authority and compliance with applicable regulations.

The company said the fund structure is intended to provide institutional governance, professional asset management, risk controls and clearly defined investment and exit mechanisms.

Ahead of the platform's launch, Arady Misr has opened registrations for landowners with underutilised plots. Properties submitted will undergo technical, legal, planning and investment due diligence, including site inspections and highest-and-best-use assessments, before being approved for listing.

Approved land assets will then be made available to investors through fractional ownership while also being marketed to developers as potential development opportunities.

Investors will receive returns proportional to their ownership based on the appreciation and development of the underlying land. The company added that developers will benefit from access to development-ready sites without the need for significant upfront land acquisition costs.

Arady Misr said the platform uses artificial intelligence, geospatial analytics and real estate data to identify and evaluate investment opportunities.
