Mubadala & Barings Launch $500 Million Real Estate Debt Partnership

Abu Dhabi sovereign investor Mubadala Investment Company has partnered with global investment manager Barings to launch a $500 million real estate debt platform focused on senior lending opportunities across international markets.

The partnership will target high-quality commercial real estate assets in developed economies, with an emphasis on income-producing properties and conservative loan-to-value structures. The platform is designed to originate and manage senior secured loans across sectors including office, logistics, residential, and mixed-use developments.

Barings, which manages more than $390 billion in assets globally, will act as the investment manager for the platform, drawing on its real estate debt capabilities across North America, Europe, and Asia-Pacific. The firm has an established track record in real estate credit, with teams operating across major global markets.

Mubadala’s participation aligns with its broader strategy of expanding exposure to private credit and real assets, particularly in structures that offer downside protection and stable income. Real estate debt has become an increasingly attractive segment for institutional investors amid higher interest rates, offering predictable cash flows and priority positioning in capital stacks.

The partnership reflects continued institutional interest in private real estate credit as global banks retrench from property lending, creating space for alternative capital providers. By focusing on senior debt rather than equity, the platform aims to manage risk while capitalising on demand for financing across core real estate markets.

The $500 million vehicle is expected to be deployed over multiple years, with flexibility to scale depending on market conditions and pipeline strength.
